The building was converted to strata title, and the majority of the floors were sold between 2003 and 2006, with the last two floors being sold in 2011.

Commercial Consolidation and Refurbishment. A consolidation of three old warehouses which had been converted into commercial offices.
Originally 501 Adelaide Street was purchased in 2002 by our group in association with joint venture partners. This was an old 4 Storey Commercial CBD Building, largely tenanted. We obtained a Development Approval for a 35 Storey Student Accommodation tower. Subsequently the same group purchased 499 Adelaide Street, and later 495 Adelaide Street. Plans were drawn for both the refurbishment of the existing buildings, and for the complete re-development of the site with a commercial/residential tower.
At the peak of the commercial cycle the project was sold in 2007 to the Meriton group for high-rise development.
Wickham Street, Fortitude Valley
2000m2 Commercial Reburbishment, purchased as a long-vacant building in poor condition, but excellently located on Wickham Street adjacent to a substantial car park and transport facilities.
The purchase was negotiated in mid 2001, and settled in December 2001.

Fully refurbished to an excellent standard as commercial offices, and fully leased within 12 months to a range of tenants including SAAB, Garuva Restaurant, Mercury Advertising, Credit Union Management Services, and Infinity Group. The building was sold in 2006.
9 Hercules Street, Hamilton
Major Commercial Refurbishment
Adjacent to Brisbane’s new Cruise Port Terminal, Hamilton. Over 2000m2 of commercial office space plus off street parking for approximately 40 cars.
Purchased in 2006, Refurbished in record time for APN Newspapers in early 2007.
Balance of approximately 300m2 ground floor tenancies refurbished in 2008. This was a significant project, being implemented under a new system of streamlined management and reporting. The entire building was effectively returned to a shell, with new electrical, mechanical, and plumbing throughout. Original face brick internal walls were re-exposed, additional upper flooring was poured at the front of the building. New stairs, a generator and a lift were installed, and an extremely high quality fit-out was introduced including C-Bus wiring for the incoming tenant APN Newspapers, a division of the publicly listed APN Group, who by 2010 occupied the entire building excluding a small coffee shop.

Formerly known as The Holy Spirit Hospital and owned and operated by the Sisters of Mercy. 161 Bed Private Hospital with 6 Operating Theatres.
Successfully bid for the property and business in 2002. Re-named Brisbane Private Hospital by our group, and re-branded including new logo. Freehold passed to joint venture partner prior to purchase. Retained 50% of the operating hospital business until sale of our interest in 2003.

Purchased by Intercap Holdings as a development site in 2002 with a Development Approval for 9 Apartments over 6 Levels.
Building was re-designed by Intercap, and construction of the building commenced in 2002, and concluded in 2003.
All Apartments, being 3 two-bedroom and 3 three-bedroom apartments plus 3 Penthouses, were sold in 2002-2004.

Intercap developed the concept to a more advanced stage, including appointment of a manager for the hospital.
A joint venture partner was introduced to the project, and civil works were completed in 2003. Intercap’s interest in the site was sold in 2003.

1 HA Residential Subdivision Project. Purchased in 2004 by the Managing Director as his family residence.
The purchase was negotiated in mid 2004, and settled in November 2004.
In a Joint venture, plans were developed for the subdivision of a major portion of the site into residential lots.
The property was sold in its entirety in late 2004.

Purchased the Penthouse, Unit 25 Camelot Court, in 2004. Undertook internal demolition and refurbishment design for the apartment. Concept designs for the refurbishment of the building, and alternate designs for a new building on the site. Over a period of two years, instigated and facilitated the successful consolidation for sale of all 25 units in the complex to Devine Limited. Sold in 2007 with settlement in March 2008.
The site was set to become one of the key sites in Devine’s planned Latin Quarter project

Committed to the purchase in late 2003, with settlement due in March 2005.
